A home is, more than likely, the biggest purchase and investment you’ll ever make. Whether you’re a first time home-buyer, or searching for your dream home, it’s important to understand the condition of the home. I’ll provide a non-invasive evaluation of the home’s accessible structure, systems and components using the latest tools and technology. While a home inspection will not reveal every concern that exists, it will significantly reduce your anxiety by arming you with the knowledge and information you need to make an informed decision.
What’s Included
Roof
I will inspect the roof coverings, flashing, roof penetrations, gutters, downspouts, skylights, chimneys, and other visible roofing components either from the roof, ground, eaves, or other readily accessible locations. I look for defects that could potentially lead to roof leaks as well as damaged materials, and conditions that may affect the roof's performance or longevity.
Basement, Foundation, Crawl Space and Structure
I will inspect the foundation, structural framing, basement, and crawl space areas for signs of settlement, movement, moisture intrusion, wood-to-soil contact, and structural concerns. Visible framing components are evaluated for alterations, damage, and conditions that may affect structural performance.
Plumbing
I will inspect the visible water supply and drain piping, fixtures, faucets, toilets, tubs, showers, water heaters, shut-off valves, and accessible sump pumps. We check for active leaks, functional drainage, fixture operation, and other visible plumbing deficiencies.
Fireplace and Chimney
I will inspect the visible and readily accessible portions of fireplaces and chimneys, including hearths, lintels, dampers, and cleanout doors. I will report visible defects, damaged components, and missing safety devices.
Interior
I will inspect the a representative number of doors and windows, and interior components such as floors, walls, ceilings, stairs, railings, and garage doors. I will report visible defects, safety concerns, failed seals in windows, and garage door safety sensor issues.
The Exterior
I will inspect the home's exterior for visible defects and moisture-related concerns. This includes siding, trim, windows, exterior doors, soffits, fascia, decks, porches, balconies, railings, walkways, driveways, grading, drainage, retaining walls, and vegetation that may negatively impact the structure.
Heating and Cooling
I will inspect the home's heating and cooling systems using normal operating controls when conditions allow. This includes evaluating accessible HVAC equipment, identifying the heating and cooling methods, documenting energy sources, and locating thermostats. We check for basic system operation and report any equipment that fails to respond properly during the inspection.
Electrical
I will inspect the main electrical service, panelboards, grounding and bonding systems, visible wiring, a representative number of switches, receptacles, and lighting fixtures. AFCI and GFCI protection is tested where applicable, and smoke and carbon monoxide detector presence is noted.
Attic, Insulation and Ventilation
I will inspect the accessible attic spaces, insulation, ventilation systems, and mechanical exhaust fans. Insulation type and approximate depth are documented, along with any significant deficiencies in insulation or ventilation.
